The total number of sales for January 2022 compared to January 2021 was a mixed bag. Three zip codes had more sales, and four zip codes had less. The total number of homes sold in Modesto for January 2022 was 172 and for January 2021 was 176. The total number of sales was down from previous months. The median price of homes was up substantially again this year in seven of the eight Modesto zip codes.
The average home is still receiving multiple offers and selling very close to or above list price in Modesto. However we saw three zip codes that are averaging just below list price but still receiving multiple offers. So while you might not always have to offer over asking price, making an offer significantly under asking price probably will not work.
There are currently 249 homes under contract (pending) in Modesto. That's up from last month at this time. There are currently 114 homes available (active) in all of Modesto listed from $190,000 up to $2,399,000. The number of available homes is pretty comparable to last month.
