Customers often ask me about purchasing or renting a home in Margate, Florida. As a real estate professional, I've also lived here many, many years so I consider myself a good authority and expert on the subject. As a successful real estate professional agent, broker and industry leader for 20 years, I've assisted numerous buyers, sellers and renters achieve their real estate dreams all over South Florida and, in particular, here in Margate.
I often describe Margate as a professional, as well as blue-collar town that also caters to active senior citizen living. Additionally, Margate has a variety of homes that cater to starter families and is often more affordable than some of its surrounding neighbors in Coconut Creek, Coral Springs and Parkland.
Margate has beautiful, well-maintained older homes built in the 60's and 70's that are priced on average around $300,000 to $400,000. Many of those homes include 15x30 private inground swimming pools! Average lot sizes are approximately 7,000 square feet and some lots are much, much larger. The newer homes in Northern Margate neighborhoods built in the latter 80's and 90's are a bit pricier and prices depend on the amenities and if it is a gated community. Average starting prices exceed $400,000.
There are plenty of senior community condominium options (one and two bedrooms) that are in golf course communities. The two-bedroom units that are upgraded are on average $125,000 - $150,000 There's even a lovely development of 55+ single family homes in Paradise Gardens that are incredibly affordable. There are several subdivisions to choose from. They range from 2-bedroom with one or two bathrooms and there are some beautiful models to choose from. The average prices on those are in the $200-$300,000 range. Some have carports and others have garages. The monthly maintenance fees on these homes, in my humble opinion, are incredibly affordable. Maintenance even includes painting of the exterior of the home every three years!
Margate also has some very beautiful waterways with access to the C14 canal. Margate has over 100 miles of navigating canals that connect to south Coconut Creek and borders south Coral Springs and Tamarac! That's pretty amazing! Fabulous boating and fishing opportunities for everyone. Margate is a quick 8-mile ride to the beach and beautiful Atlantic Ocean.
Shopping and dining are also a great feature of this local Broward County community and the oftentimes-quaint, small-town vibe. Strip malls that feature local mom and pop shops are a must for locals. Outdoor music fests and artisan goods for sale are always on the city calendar.
Margate is located between Fort Lauderdale and Boca Raton which is only 5 miles away! It might also be important to mention just how close we are to some major casinos!
