Real Estate Market Report for Addison, TX:  February 2022

Residential Real Estate For Sale in Addison Texas

The total number of currently available residential properties for sale in Addison, Texas is 4, as compared to 7 last month.  All are pre-owned and none are new construction at Addison Grove. Currently for sale, there are:

  • 2 single family homes (ranging in price from $462,000 - $595,000)
  • No half-duplexes
  • No condos
  • 2 townhomes ($1,150,000 - $1,350,000)

Three of the four available homes have been on the market for longer than 30 days.  In this market, it probably means they are overpriced. And the two townhomes are very close to the Dart Rail Line that is under construction nearby.

The average number of days on the market for the “active” status, pre-owned homes is 132 days, as compared to 100 last month. The median number of days on the market is 156 days, compared to last month’s 105 days.  The $1M+ townhomes and an overpriced single family home for sale are skewing the numbers.

 February Sales

There were 12 closings this month, compared to the 9 last month. The average list price to sold price ratio is 102.2%, up from last month’s 100.39%.

Pre-owned homes: The median number of days on the market was 14 days, while the previous month the median was 7.  The average number of days on the market was 43 days. The range in February for the previously owned homes was 17 day to 247 days. The average price per square foot of all previously owned homes (with the exception of the $3.6M home that was $500/sq ft) sold is $225.70, up from last month’s $218.09 average.
