In February 2022 there were 76 homes sold in San Marcos’ 2 zip codes (92069 and 92078), 9% more home sales than last month. Here’s the breakdown of overall activity.
Single Family Homes Sold
40 (down 18%); 9 Average Days on Market; Average Sales Price $1,109,748 (up 1%); Average sale 109% of original asking price
Condos, Townhomes and Duplexes Sold
36 (up by 71%); 10 Average Days on Market; Average Sales Price $606,986 (up 1%); Average sale 105% of original asking price
Overall sales volume in February rose, with a decrease in single family home sales but substantially more condo, townhome and duplex sales. The average sales price rose slightly for single family homes, and for condos, townhomes, and duplexes. Sales prices ranged from $246,000 to $2,400,000.
The average time on the market (DOM) was shorter for single family homes, as well as for condos, townhomes and duplexes, and under 2 weeks! Buyers should be prepared to make quick decisions about touring homes they like, and then making offers, since well over half of the homes (67%) went pending in 1 week or less.
A few buyers negotiated their sales prices down from list price, however, the vast majority (92%) paid asking price or more! The median sales price of single family homes was $930,000 (up 7%), and $647,500 (no change) for condos, townhomes and duplexes.
There were 5 San Marcos home for sale at the end of February with an Active Under Contract status, compared to 4 last month. These homes are included in the overall Active statistics below.
The San Marcos housing inventory rose in February, with 40 homes for sale (34 last month); list prices range from $419,900 to $3,000,000. This represents a supply of 19 days for condos, townhomes and duplexes (vs. 17 days last month), and 13 days for single family homes, up from 10 days in January, based on the rate of sales over the last 3 months.
Based on supply and demand, San Marcos continues to be a very strong seller’s market.
In February 2022 we saw about the same number of new listings, 85, as we did last month (86) which was good news. The number of homes going pending dropped slightly, from 71 last month to 69 (excluding homes that closed). It was another busy month for buyers and sellers.
