I am an advocate for private ownership of homes.  When done right, investing in real estate makes a whole lot of sense for a number of reasons and will benefit you financially.  Today we see large investment firms, dot com corporations, and large outsiders buying up large numbers of homes all over the place and then charging an arm and a leg to rent them back out to the people.  Ownership of a handful of rental properties makes perfect sense and is a wise investment for private property owners, I want to see regular people like you and I own our own homes, see the home and community prosper and thrive.  I don't want to see everything owned by big corporations that aren't even here.  So that's how I feel about that.  Next is the discounting of real estate services.  While on the surface this sounds like a great idea right?  We all know selling a home isn't cheep, but is rolling the dice and saving a few thousand dollars on your sale worth forgoing the tens of thousands of dollars you might have received with a full service agent?   

It is a fact folks, I ran the numbers for Coweta County and last month (Feb. 2022) The difference between the discount brokerages and agents on average (based on data from the Georgia MLS) and full service ones exist and the difference is staggering!  Those agents who discount fees to take the listing of the home end up selling for almost 6% less than those homes by agents who did not.  On a $400,000.00 home a seller may end up saving $4,000.00 in sales costs but end up forgoing more than $20,000.00.  The net difference is significant.  Moreover days on market is twice as long with a discount outfit.  It's true some folks beat the odds and we all know that someone who tells the story of the big win at Vegas, but how often does the house win?  

I believe strongly in the best outcome for my clients.  I believe having worked in this field for more than 12 years that If it's too good to be true it often is.  If it's a gimmick it usually comes at a cost.  Be aware.  Do your homework.  I've seen good people get taken advantage of and end up way behind at the end of the day.

As agents we are trusted by our clients to act in the best interest of our clients.  It's part of the ethics requirements we as REALTORs must adhere to.  It's in the home owner's best interest to get all of the facts so that they can make the best decision.  Best decisions make you money.   I'm proud to say that in virtually all cases in my history as an agent my clients have come out on top and it shows in my repeat business percentages over time, the referrals from satisfied customers and my customer testimonials.  I'm on your side truly!
