The Vista community is inland in North San Diego County, bordering Oceanside, Carlsbad and San Marcos. Vista offers a wide range of housing options, with tract home communities, rental complexes and 55+ communities, and homes in rural settings and on the hills with large lots and often great views.

 

Vista has mixed use and agricultural areas, plus a growing and changing downtown area with a wide range of shopping and dining opportunities and plenty of services.  There are major commuting routes (the 15 and 78 freeways) that are easily accessible. And Vista has a terrific Farmers Market on Saturdays at the Vista Courthouse Complex on Melrose – it’s worth visiting often to buy fresh produce, artisanal foods and more.

 

It’s important that buyers and sellers in the Vista housing market understand current local market conditions so they are able to make informed decisions about selling and buying Vista homes for sale.

 

The following data are taken from the MLS (private sales are not included in these statistics, nor are multifamily properties, or mobile homes). The data are believed to be reliable at the time this report was written but are not guaranteed.

 

81 homes sold in Vista in February, just 2 fewer sales than last month. Here are the specifics:

 

Single Family Homes Sold
69 (up by 1); 11 Average Days on Market; Average Sales Price was $925,244 (up 1%); Average sales price was 106% of original asking price

Condos, Townhomes & Duplexes Sold
12 (down by 3); 5 Average Days on Market; Average Sales Price $579,583 (up 13%); Average sales price was 106% of original asking price

 

There were 2 more home sales in February than last month, with 1 more detached single family home sale, and with 3 fewer condos, townhomes, and duplexes sold. The average sales price was slightly higher for single family homes, and was also higher for condos, townhomes and duplexes.

 

The average marketing time was 1 week shorter for single family homes, and 1 day shorter for condo, townhome and duplex sales. Sales prices ranged from $385,000 to $1,800,000.

 

Buyer may wonder if Vista homes are selling quickly. The answer is yes, with more than half the homes, 64%, going pending in February in 1 week or less. Thus, buyers should be ready to decide quickly about touring homes, and making their offers, in order to not miss out on opportunities.

Some buyers were able to negotiate their home prices. But a substantial number (80%) paid full price or more, a good indicator of competition and multiple offers. This is important to remember when you are making an offer in this market.

 

The MEDIAN sales price of the single family homes was $850,000 (down 3%), and $560,500 (up 12%) for condos, townhomes and duplexes compared to January.

 

There were 44 homes for sale in Vista at the end of February, 5 more than last month so a bit of good news. Home prices ranged from $240,000 to $1,900,000. This represents an inventory of 15 days for single family homes (up from 14 days last month), based on the current rate of sales over the last 3 months, and 17 days of inventory for condos, townhomes and twinhomes (up from 7 days in January). Vista remains a very strong seller’s market.

 

82 new listings came on the market in February, 2 more than the number of new listings last month (80). In contrast 64 homes went pending in February, excluding homes that closed escrow that month, 11% fewer than in January. The Vista housing market was reasonably busy for sellers and buyers in February.

Well, it IS less expensive but that's all relative, as you say. It's all about supply and demand, and prices are way up in all the North San Diego County communities.
