Services for Real Estate Pros with Katy & Frank Home Buyers

Buying a home is not an effortless decision to make. It's one of the biggest assets one can buy. In addition, it is also an emotional experience for many buyers. If you are currently selling your house, your first thought might be to look for a realtor. Do you know that it's possible to sell your house without a realtor?

Can You Sell Your House Without a Realtor?

Realtors are always a part of home selling. On the other hand, is it possible to sell your house without a realtor? Absolutely! As a matter of fact, you have different options in selling your home. You can sell your house via for sale by owner (FSBO), hire an attorney to help you sell to a buyer you already know, or sell your home to a cash buyer.

For Sale By Owner

Home sellers can control the selling process in choosing this option. As a result, you are responsible for marketing, pricing, designing, negotiating, etc.

The advantage of FSBO is; first, you get to save the 3% commission fee that supposedly goes to the real estate agents. Second, you can post your house on different marketing channels. Examples are Facebook, websites, or multiple listing services (MLS). Third, FSBO is ideal for people who need to sell house fast because FSBO requires fewer transactions only.

The disadvantage for FSBO is that you save 3% on the agent's commission. Therefore, you might not save you money overall. Research says FSBO sells five to seven percent less than homes with real estate agents.

Sell Your Home to Someone You Know

You can sell your house to someone you know with the help of a real estate attorney. The attorney will help you in facilitating the sale and in helping you with the paperwork.

The advantage of selling to a known buyer is; first, the attorney can draft indisputable contracts and resolve arguments. Second, the contract may include deadlines, conditions, disclaimers, etc. Lastly, hiring an attorney costs less than the real estate agent's commission.

The disadvantage of hiring an attorney than an agent is they may not get the best deal for you. That is to say, real estate agents are better at negotiations.

If you want to sell directly to a buyer, check out Katy and Frank. We specialize in purchasing homes that need repairs or upgrades.

Sell to People Who Buy Cash for Houses

This option is the easiest way to sell house fast. Cash buyers pay with cash right away, without any loan or financing platforms.

The advantage with cash buyers is that you could skip the house's staging and inspections. And because they are buying your house as-is, you don't have to worry as well with home showings anymore. However, it's advisable to keep your home presentable even if you have a potential cash buyer. You never know what goes along the way!

The disadvantage of selling a house in cash is the buyer may go with a lower price. At Katy and Frank, you can sell your home for cash at 100% of its market value!

Conclusion

In conclusion, selling a house through a realtor or an agent has been the tradition for many. However, it is not necessary for some people. Thanks to websites, advertisements, and real estate attorneys. Nowadays, a realtor is not the only route to choose from.

If you're not comfortable with negotiations or marketing your house, you might still want to consider a realtor. The choice is still yours.

Good morning Katy. Very few have what it takes to sell their homes themselves. The rest end up with less proceeds. And some are willing to settle for less without exploring all options. Enjoy your day.

Hello Katy - can one and should one sell a property without professional real estate representation are two distinct questions.  Of course, the answer to can is a lot easier to answer but should involves a bit more discussion.   It goes beyond "it depends".
