It is time for some tough talk in Real Estate. I get asked a few times a day, every day if "Now is the time to Buy or Sell a home?" The answer can differ depending on your needs and situation. What will not change are some facts.
FOR HOME BUYERS:
FIRST: It costs less to buy a home with a lower Interest rate and a higher sales price than a lower sales price and higher interest rate. Wait what? Lets look at the facts. Buy a home at $450,000 and a 3.875% interest rate and your Monthly payment (P & I) is approximately $2011.
If prices go down and Interest rates go up. Buy a home at $425,000 and a 4.99% interest rate and your Monthly payment (P & I) is approximately $2165. (numbers used for estimate)
SECOND: No matter what the media tells you, there are homes to purchase right now. It takes a great buyer agent like me, who can guide you through each step of the buying process. Identify homes on the market coming on the market. Act quickly and write the best offer to get you your dream home in today's market. All Buyer Brokers are not created equal.
FOR HOME SELLERS:
FIRST: Right now you can get a GREAT PRICE when you sell your home. More important, buyers are willing to waive inspections, buy "as is" and you may not have to spend any money on repairs or getting your home ready to sell.
SECOND: If you are getting more for your home NOW. It gives you more to put down to bring the mortgage amount on your new home down as well.
THIRD: Now is the time to sell if you need a bigger home, need a smaller home, want a home all on one floor or say want to move South. Divorce, Death, Injury or financial needs may make now the time to sell as well. There are many reasons you may need to sell. Talking with a great Listing Agent like me, can let you know your options. All Listing Agents are not created Equal.
FOURTH: It IS POSSIBLE to buy a home when you have a home to sell. Let me show you how.
