Can we get a REAL answer if NOW is the time to Buy or Sell a home?

It is time for some tough talk in Real Estate. I get asked a few times a day, every day if "Now is the time to Buy or Sell a home?" The answer can differ depending on your needs and situation. What will not change are some facts. 

FOR HOME BUYERS:

FIRST: It costs less to buy a home with a lower Interest rate and a higher sales price than a lower sales price and higher interest rate. Wait what? Lets look at the facts. Buy a home at $450,000 and a 3.875% interest rate and your Monthly payment (P & I) is approximately $2011.

If prices go down and Interest rates go up. Buy a home at $425,000 and a 4.99% interest rate and your Monthly payment (P & I) is approximately $2165. (numbers used for estimate)

SECOND: No matter what the media tells you, there are homes to purchase right now. It takes a great buyer agent like me, who can guide you through each step of the buying process. Identify homes on the market coming on the market. Act quickly and write the best offer to get you your dream home in today's market. All Buyer Brokers are not created equal.

FOR HOME SELLERS:

FIRST: Right now you can get a GREAT PRICE when you sell your home. More important, buyers are willing to waive inspections, buy "as is" and you may not have to spend any money on repairs or getting your home ready to sell. 

SECOND: If you are getting more for your home NOW. It gives you more to put down to bring the mortgage amount on your new home down as well. 

THIRD: Now is the time to sell if you need a bigger home, need a smaller home, want a home all on one floor or say want to move South. Divorce, Death, Injury or financial needs may make now the time to sell as well. There are many reasons you may need to sell. Talking with a great Listing Agent like me, can let you know your options. All Listing Agents are not created Equal.

FOURTH: It IS POSSIBLE to buy a home when you have a home to sell. Let me show you how.

Scott Godzyk it is not going to get any better for Sellers or Buyers.  Sellers are making a great profit on their home, and Buyers need to purchase before the prices and interest rates go further up

You provide good advice on the question of whether now is the time to buy or sell a home.  Like you, I did the math on what interest rate increases do to the mortgage payment, even if home prices were to decline a bit.

Good morning Scott. When you need to buy, the time to buy is now. When you need to sell, the time to sell is now. As one who needed to buy when rates were in the high teens or needed to sell in a supposed down market, I did what I had to do.

There are many agents who keep discussing low inventory and a lack of homes.  They might also be part of the perception. Just a thought. 

However, agree with you overall - with a good agent,  patience and financing ducks lined up perfectly, buyers can find a property.

Some people get really excited about the prospect of all of this and that can end up being a very positive thing, I think. I think no matter how the market goes, people lol always have a personal timeline that overrides the market
