Hi Nina Hollander, Broker - The Price/SF is really hard to pin this down because of the low inventory and the exponential price increases. But right now in Sedona proper (86336) it is $595/SF.  It is crazy.

Hi Joan Cox - Yes to first part of your question.  This is one of those properties. I start marketing as soon as I have a listing agreement. However, I counsel my sellers to not accept an offer sight-unseen.  So the buyer must see the property before We accept an offer with the approval of the seller.
