Where did all the expires go in the Denver, Colo. area?

I use to work Expires in past years and always had good luck with picking some up to list and with my marketing program I got them sold.  Some times it was a simple post card mailed out just saying "YOUR HOME LISTING EXPIRED!  I HAVE THE SOLUTION!  Some time it was a simple phone call to them.  Or some times it was a letter mailed to them.

Of course, I would track per month how many contacts I would reach out to.  Here is the figures for March and the year:

Year         Number of Expires

2017                   82             

2018                   64              

2019                  60               

2020                 29               

2021                 16              

2022              12           

It is a sign of the times in Denver, Colorado!

Do your expired numbers track alongside of the number of listings? Seems to me that fewer people wanting to sell would result in fewer expireds. OR - are people doing a better job of listening to agents and getting their homes ready to sell?

No surprise with today's buying frenzy Will Hamm . When I was active and I pursued expires I just had moderate luck at it using postcards and letters. Most of the time it was because the Seller was dreaming of getting a lot more for the home then it was worth. Once in a while I could bring them down to earth with comparables but most often even that did not work.

That is some wild stuff. I have seen 50 expire in a day in this last year. I know my MLS has had over 1,000 in a year

Will Hamm - they always say what goes up must come down. But as we know, it all depends. I admire your tenacity to track and use statistics to determine what's your next move when it comes to listings. Always, I wish you the best.

Very few expireds in my market for several years.  The few that are seem to go back on the market right away by the same agency.

We don't see too many expireds in my area in this market but it's not something I track closely.
