Hi Grant, 

One of my strongest skills is the ability to do comps. About 7 years ago I lost the chance at a listing because the seller thought I positioned the house to low. So she went with an agent who positioned the house much higher.  Her home sat on the market and finally closed many months later at what I told her is would sell for.  In the meantime, she was not able to move forward with her life.
