The San Marcos real estate market continues to change each month. These data do not include private sales, mobile homes or multi-family housing (the data are taken from the MLS and are believed to be accurate at the time this report was published, but are not guaranteed).

In March 2022 there were 100 homes sold in San Marcos’ 2 zip codes (92069 and 92078), 32% more home sales than last month. Here’s the breakdown of overall activity.
Single Family Homes Sold
67 (up 68%); 6 Average Days on Market; Average Sales Price $1,154,258 (up 4%); Average sale 109% of original asking price
Condos, Townhomes and Duplexes Sold
33 (down by 3); 15 Average Days on Market; Average Sales Price $642,390 (up 6%); Average sale 106% of original asking price
Overall sales volume in March rose substantially, with a large increase in single family home sales but slightly fewer condo, townhome and duplex sales. The average sales price rose slightly for single family homes, and for condos, townhomes, and duplexes. Sales prices ranged from $187,500 to $3,025,000.
The average time on the market (DOM) declined for single family homes, but was longer for condos, townhomes and duplexes but only about 2 weeks. Buyers must be prepared to decide quickly about touring homes they like, and then making offers, as many of the homes (75%) went pending in 1 week or less.

While some buyers negotiated their sales prices down from list price, the majority (89%) paid asking price or more! The median sales price of single family homes was $1,100,000 (up 18%), and $640,000 (down 1%) for condos, townhomes and duplexes.
There were 4 San Marcos home for sale at the end of March with an Active Under Contract status, compared to 5 last month. These homes are included in the overall Active statistics below.
The San Marcos housing inventory remained the same in March, with 40 homes for sale; list prices range from $162,500 to $3,000,000. This represents a supply of only 10 days for condos, townhomes and duplexes (vs. 19 days last month), and 16 days for single family homes, up from 13 days in February, based on the rate of sales over the last 3 months.
Based on supply and demand, San Marcos remains a very strong seller’s market.
In March 2022 we saw the same number of new listings, 85, as we did last month which was good news as opposed to a decline. The number of homes going pending rose modestly, however, from 79 last month to 83 (excluding homes that closed). It was another busy month for buyers and sellers.
