I was reading an interesting discussion in a Realtor forum the other day prompted by the question:
Is staging still necessary in a hot market, or just a waste of money?
The opinions were as flavorful as there are decorating trends. Although I didn't read all the comments, the majority seemed to lean towards the negative: No, staging in a hot market is not necessary since homes practically fly off the market, some even in despicable condition.
I beg to differ.
Yes, homes are selling at a record pace (still, even with a historic jump in interest rates), but just selling the home is not the goal - at least it is not mine.
My goal is always to sell for highest and best in the shortest amount of time.
When Silver Spring, MD and beyond sellers hire me to help them prepare, market and sell their home, they expect exceptional service and exceptional results - and rightly so.
Staging is part of that equation that helps achieve the best result.
It begins with the pictures my professional photographers capture, and how well the house is presented online. That is the very first impression, and we only get one chance to get it right.
A home needs to fit a budget and check many boxes but it also needs to speak to buyers emotionally. It's hard to get an emotional response with a vacant property. It happens, but it's much easier accomplished with a beautifully staged home.
Staging also shows buyers how a room can be set up to create a nice flow and whether or not their furniture could fit. It paints a picture, it creates a vision - ideally one where the buyers see themselves living, entertaining, and dreaming in that space.
That is how we generate the best and highest offer.
Is staging necessary in a hot market?
No, it is not necessary to sell a house (in a hot market), but it does help achieve the highest and best results. Our sellers deserve nothing less.
*The property pictured on top was my listing in Bowie, MD. It was professionally and expertly staged by one of the best in the Washington DC Metro: Flavell Home Staging, LLC. I have collaborated with Jessica Flavell on several listings over the years, and have always loved her style and the end result. It is always on point, beautiful, and effective - no matter the market conditions.
