Vista Home Sales Report for March 2022
The Vista community is inland in North San Diego County, bordering Oceanside, Carlsbad and San Marcos. Vista offers a diverse range of housing options, with tract home communities, condos and townhomes, rental complexes, 55+ communities, and homes in rural settings and on the hills with large lots and often great views.
Vista has mixed use and agricultural areas, plus a growing and changing downtown area with a wide range of shopping and dining opportunities and plenty of services. There are major commuting routes (the 15 and 78 freeways) that are easily accessible. And Vista has a terrific Farmers Market on Saturdays at the Vista Courthouse Complex on Melrose – it’s well worth visiting regularly.
It’s important that buyers and sellers in the Vista housing market understand current local market conditions so they are able to make informed decisions about selling and buying Vista homes for sale.
The following data are taken from the MLS (private sales are not included in these statistics, nor are multifamily properties, or mobile homes). The data are believed to be reliable at the time this report was written but are not guaranteed.
102 homes sold in Vista in March, 26% more sales than last month. Here are the specifics:
Single Family Homes Sold
80 (up by 16%); 11 Average Days on Market; Average Sales Price was $923,148 (no change); Average sales price was 105% of original asking price
Condos, Townhomes & Duplexes Sold
22 (up by 83%); 9 Average Days on Market; Average Sales Price $573,659 (down 1%); Average sales price was 108% of original asking price
There were substantially more home sales in March than last month, especially for condos, townhomes, and duplexes which almost doubled. The average sales price was the same for single family homes, but slightly lower for condos, townhomes and duplexes.
The average marketing time was the same for single family homes, but several days longer for condo, townhome and duplex sales. Sales prices ranged from $357,800 to $1,800,000.
Buyers might wonder if Vista homes are selling quickly. The answer is yes, with more than half the homes, 62%, going pending in 1 week or less in March. Buyers must be ready to decide quickly about touring homes, and making offers, in order to not miss out on opportunities.
Some buyers negotiated their home prices down from list price. But at the same time a substantial number (85%) paid full price or more, a good indication of competition and multiple offers. This is important to remember for your offer strategy.
The median sales price of the single family homes was $875,551 (up 3%), and $570,000 (up 2%) for condos, townhomes and duplexes compared to February.
There were 45 homes for sale in Vista at the end of March, about the same as last month (44). Home prices ranged from $400,000 to $1,999,000. This represents an inventory of 17 days for single family homes (up from 15 days last month), based on the current rate of sales over the last 3 months, but only 7 days of inventory for condos, townhomes and twinhomes (down from 17 days in February). Vista continues to be a very strong seller’s market.
119 new listings came on the market in March, 45% more than the number of new listings last month (82) and great news for those interested in buying a home. Similarly, 86 homes went pending in March, excluding homes that closed escrow that month, 34% more than in February. The Vista housing market was busy for buyers and sellers in March.
