Well finally I'm starting to see some activity from generating my own leads.  Instead of buying leads from companies and wasting my time, I'm finding out ways to get leads for myself.  There's nothing like going out there and doing it for yourself while saving money.  Some of the things that have been working for me in terms of generating leads are:  1)  Conducting Classes for 1st Time Buyers   2)  Giving A Quick Mortgage Q&A  3)  Using the phone to cold call. 

Seems simple enough and it is.  The more of a impression you can make on someone, the more likely they will use you for future business.

I have been running ads online and in print, doing direct mail, and networking in social environments.  Those give me tons of decent leads.  Its still pretty slow though. Definitely generating your own leads is a good way to go.

Greg:

Don't forget to work your Sphere of Influence. When I made the move to Keller Williams, I made a point of having lunch with many members of my sphere. Within two months, I had a closing.

Also, don't underestimate the power of blogging with "sticky" content. I received two Active Rain referrals in the month of June.
