Open House Time

There probably isn't a real estate agent these days who would look forward to doing an Open House.  Open Houses make the Seller feel really good that you're working hard to get as much exposure for their property as possible. Do Open Houses sell?  Fifteen years in the business; I don't want to count the Open Houses.  But, hey....here's a good and TRUE story.  One Sunday I made myself at home with the newspaper on my Seller's couch.  Not much time went buy and the front door opened.  A woman walked in with an absolutely stunned look on her face.  She said, "Oh my heavens, I love this house. I HAVE TO HAVE IT - and I'll pay cash." She had been home doing the Sunday crossword puzzle, got stuck and decided that, what the heck, she'd ride around and go to Open Houses - NO INTENTION OF BUYING.  Until she walked through the door - where I was now as stunned as she.

Yesterday I warned my Seller that there was a darn good chance that I would tell him that no one came.  Yet four groups came through, and only one looked at the MLS asking price and bolted.  Two were renters (and renters just might actually buy something!!) and one was a couple who have been my clients many times.  Didn't think they were in the market for a house, but they winked when they left.  You just NEVER know.  Stranger things have happened down here in this wacky South Florida and Palm Beach County real estate market.
