It goes without saying that homes are in constant need of maintenance and repairs. Maintenance, if not performed regularly, can lead to repairs. Styles and finishes change periodically and so homeowners also need to swap out finishes. Each time a home needs maintenance, repairs or updating, homeowners should consider contacting a realtor.
Why would a homeowner need to contact a realtor for those questions or referrals? After all, don't they just help home sellers and home buyers?
Yes and Yes, but as a part of home sales, realtors help home buyers and sellers locate trusted repairmen and trades to make repairs and upgrades. Typically, realtors maintain lists of these vendors for quick phone calls to answer questions and provide quotes for repair items.
The list of vendors also includes designers, stagers, landscape architects, general contractors, builders, plumbers, electricians, and handymen to name a few.
Other ways REALTORs® benefits homeowners :
- Maintain a level of upgrades consistent with the neighborhood
- Understand what's timely vs what's a trend
- Offer suggestions based on seeing other homes
- Consider life changes versus resale of a home
Realtors also understand general construction. For instance, if the buyer of a home wants to make changes after purchasing and a realtor attended a home inspection, a discussion can ensue with thoughts, ideas, and vendors to help a homeowner improve that home.
It's always a good idea to hire a general contractor to perform major changes. But in Arizona, a primary owner/occupant can act as their own general contractor and hire their own sub contractors.
Therefore, it's wise for home owners to contact their realtor they've used in the past for more than one recommendation for each type of repair.
It's my policy to attend every home inspection, keeping copies of home inspections for future reference, and maintain a list of trusted vendors. Having that relationship from previous repairs ensures a good outcome for homeowners. And if a vendor can't be trusted to provide timely responses with estimates, that vendor is off the list! Quality workmanship and timeliness is of the utmost importance in real estate transactions!
