Manchester NH Real Estate Market REPORT April 18, 2022

We were flooded with inquiries about the Real Estate market last week. Should we buy now? Should we sell now? What will happen to prices? Interest rates inched up to 5% on average.  What does it all mean? Lets start with interest rates. Basically as they rise, you can get less house for the same amount of money. Your cost to buy rises, meaning the monthly payment for that dream house, is going up.

I hear from some buyers, "we will wait until prices go down". However even as rates rise, values are staying high. The main reason is the intense shortage of homes listed for sale being so low. Prices are stabilizing and may stop rising as rates continue to go up. However, we do not expect to see them go down right away either. We are seeing some new listings coming on the market at low prices we have not seen in 5 years. Some are getting bid up, but there are steals too. I will write about this trend this week. These homes sell quick and your choice of an agent will directly affect if you have a chance.   These changes make who you decide to hire to be your Realtor, more important than ever.

DOES IT MATTER WHICH REALTOR I USE?  The short answer is YES. It matters. There is great difference from one agent to agent another though. All agents are not created equally. Bigger is not better. Experience matters. Choose the Best agent not the biggest. Choose experience over not experienced. Choose Local over National. There are 12 SINGLE FAMILY HOMES SOLD & CLOSED this week.
 
There are 142 SINGLE FAMILY HOMES SOLD 1/1/22 TO 4/18/2022. The average SALE PRICE is $357,154 The average DAYS ON MARKET is 12. 
 
In 2021 during the same time there were 188 SINGLE FAMILY HOMES SOLD 1/1/21 TO 4/18/2021
