LETS START WITH BUYING A PROPERTY IN THIS MARKET. First off, there are very good deals out there. You have to know where to start, where to look and how to get your offer accepted. It also helps to look at some of the bad advice you can read every day online in various form and community pages. If you listened to advice that the market was crashing, you now see interest rates up 2% and prices still going up. You now will pay more for less home. The best time to buy is when you are ready. Being ready starts by hiring a great buyer agent, not just any buyer agent. Experience matters when hiring an agent. Personal service also matters. That great agent like me can assist you through each step of the buying process.
Just last week 2 Manchester NH area listings that hit the market were priced way under market value. A starter home priced in the very low 200's when it should have been at least $285,000 all day. A larger and newer home around 450k that should have been 500k all day. That leads us to another point. Sellers choosing out of town listing agents or agents who are not well experienced on what today's values actually are in a given area may be selling their homes too cheap.
