What is the SECRET to getting a GREAT deal in the Real Estate Market

How do you get a "GREAT DEAL" in this Real Estate Market? A question often asked but one that comes with  "a variety of answers, some good and some bad" online. First thing for me when asked this question, is to ask the person what they think a great deal is and how I can make it great?

 

If you are looking to BUY A HOME, most often it is finding their dream home at a good price, good condition, low interest rate and a smooth process from offer to closing. 

 

If you are looking to SELL A HOME, your goals may be selling at the highest price. Getting an offer with no contingencies and a sale that is smooth from start to closing.

 

LETS START WITH BUYING A PROPERTY IN THIS MARKET. First off, there are very good deals out there. You have to know where to start, where to look and how to get your offer accepted. It also helps to look at some of the bad advice you can read every day online in various form and community pages. If you listened to advice that the market was crashing, you now see interest rates up 2% and prices still going up. You now will pay more for less home. The best time to buy is when you are ready. Being ready starts by hiring a great buyer agent, not just any buyer agent. Experience matters when hiring an agent. Personal service also matters. That great agent like me can assist you through each step of the buying process.

 

Just last week 2 Manchester NH area listings that hit the market were priced way under market value. A starter home priced in the very low 200's when it should have been at least $285,000 all day. A larger and newer home around 450k that should have been 500k all day. That leads us to another point. Sellers choosing out of town listing agents or agents who are not well experienced on what today's values actually are in a given area may be selling their homes too cheap. 

 

WHEN SELLING YOUR PROPERTY, a great deal is not just getting the highest price. It can be closing when you want. A quick closing or giving you some time if you need it. It is eliminating contingencies that can kill the sale. It is knowing what to expect next as that great agent guides you through each step of the selling process. It is when the agent answers their phone. Returns your call or email. There is more to selling than you think...

 

IN SUMMARY, a GREAT DEAL can be yours. It goes only as well as your choice in an agent.

Scott Godzyk in this market it would be very unwise to try to purchase or sell a home without a Realtor, and even a bigger mistake not using one who is experience and very knowledgeable of the area.
