It's near impossible to stop mid-stream!

 

After acceptance on a property, some people become unhappy, feeling they are paying too much or wish to re-negotiate to better their situation. They waste everyone's valuable time, potentially impeding progress by attempting to modify the details of the Real Estate Purchase Contract.

 

Educating buyers and sellers prior to signing all documents can help prevent these types of scenarios. The REPC is a legal and binding document that represents time-lines, deadlines, with a promise to perform. An experienced agent is familiar with the nuances contained and follows accordingly.

 

Professionals new to the business must get acquainted with all that is contained within every page or there could be trouble ahead. Meeting all deadlines continues to streamline the process but needlessly changing terms because someone is panicking well before a deadline, is not acceptable.

 

Responsibility and accountability play a big part in assuring that everyone is doing their part in helping a transaction to the closing table, anything less will not do. All answers to questions can be found within the 4-corners of the REPC. Rely heavily on that document, it holds everything needed.

 

Ever tried to kayak upstream with rushing water coming at you? It is near impossible! So is the expectation in a real estate transaction for the other side to bend because taking a different route is suddenly desired.

In a buyer's market, many agents would attempt to use the inspection as a basis for re-negotiating the contract. That is never acceptable as each has their own merits. In the current market, a buyer that thinks they can re-negotiate the contract could be looking at a recission of contract for the next buyer to get their chance

You are completely right about that Ed Silva. We are in such a brisk, quick market, where multiple offers are common and only one chosen contract moves forward at a time. Best to put everything in and remain within the 4-corners of the contract!

Years ago I listened to a CD about doing business with people from different cultures. Among other things, it said that in some cultures, the negotiations always begin AFTER agreement has seemingly been reached. Those people expect the same when purchasing real estate.

So yes, they do need to understand ahead of time that the signed agreement is the agreement.

I remember taking a class on something like that Marte Cliff! Some cultures believe in haggling to get a better deal or to feel they are at an advantage. That might work in some cases but not necessarily in real estate, so educating them prior is best.
