If you've ever used Realtors Property Resource (RPR) before, you may know this already but if you haven't, I wanted to share a caution.
RPR is a tool available through our MLS system. It has a useful search capability and you can find both properties that are on the market and those that are not. I put together the following flyer which I wanted to send it to all the properties in the nearby area. I used the RPR map capability, pulled up a list of all the appropriate homes, and downloaded a mailing list.
Well, I sent the flyers out, and this morning when I checked my post office box, I found the pile in the first photo above. 40% of the envelopes were returned. When I looked them all up in tax records, the correct mailing addresses were not the same address as those on the RPR lists. The mailing lists from RPR provide only the addresses for the actual property*, and not the mailing addresses for the property owners. I learned this the harder (more expensive) way.
*4/25 UPDATE: Peter den Boer pointed out that there IS a spot where you can request the billing address instead of the property address. It is MY fault that I did not notice that. So now my caution is just, if you DO use RPR, and you are ready to download labels, don't accept the default setting - but instead select "billing address" so you will send your mail to the correct addresses.
