Manchester NH Real Estate Market REPORT April 25, 2022

We saw a sharp increase in New Listings last week. More homes are coming on the market. Interest rates continued to rise to near 5.3%. The predicted change in the market is here. We are also seeing some confusion. In the last couple of weeks when looking at new listings, we saw a few Manchester Listings actually under priced and a few others over priced. Some sellers could have got more while other sellers learned you just can not ask the moon for a property and have buyers throw money at you any more. 

Many new listings are still going under contract in less than a week. However, Other homes are not anymore. Buyers are getting more homes to choose from. It does depend on whether the buyers are getting the advice and help they deserve though.  Many sellers on the other hand wonder if now is the time to sell. Interest rates are only going up.  These changes make who you decide to hire to be your Realtor, more important than ever.

DOES IT MATTER WHICH REALTOR I USE?  The short answer is YES. It matters. There is great difference from one agent to agent another though. All agents are not created equally. Bigger is not better. Experience matters. Choose the Best agent not the biggest. Choose experience over not experienced. Choose Local over National. There were 22 New Listings this week.
 
There are 126 SINGLE FAMILY HOMES UNDER CONTRACT
 
There are 19 SINGLE FAMILY HOMES SOLD & CLOSED this week.
 
There are 161 SINGLE FAMILY HOMES SOLD 1/1/22 TO 4/25/2022. The average SALE PRICE is $357,154 The average DAYS ON MARKET is 12. 
 
In 2021 during the same time there were 198 SINGLE FAMILY HOMES SOLD 1/1/21 TO 4/25/2021
