Farming encourages sincere growth!

 

Someone recently said that sending out mailers to an area causes damage to the real estate industry, the consumer and an agent's reputation. Not sure the reasoning behind that statement.

 

An opinion is only worth what an audience is willing to believe and without absolute proof, it is merely hearsay.

 

  • From the start of my career, I have sent out quarterly mailings to past and present clients. Building and maintaining relationships is so very important, otherwise they may stray and find someone more attentive.

 

  • When needing a little attention on a listing in an area (not this current market), I will also send out Just Listed postcards and Just Sold if looking to gain a potential homeowner who may be thinking of selling.

 

  • Sending out letters, offering something of value when a client absolutely wanted to live in a certain subdivision, in an attempt to achieve his goal, works. I received some thank you's and got a good seller lead.

 

Never have I received a phone call with an irate, upset consumer on the other end, yelling or telling me to stop sending them something of value through the mail. A few have asked when the next one will be arriving!

 

As real estate agents, it is imperative that we advertise and market ourselves to people who may want to do business with us. If consumers are unable to access or see us, we must make an appearance.

 

Mailing is a soft touch that still works. It has for me without harming my reputation, buyer/seller consumers or the industry!

Hello Wanda Kubat-Nerdin - Wanda Can! - and what a good way to address this process! I have been using post card mailers for the last year or two, and while I have received a few calls from people who wanted to be removed from my list (which I happily did), I've also received listings and conversations. And as far as I can tell, there was no damage done to the industry, the consumer or my reputation.

I absolutely agree with you. I believe staying in touch with past clients and your sphere is the only way to build a referral base. I also believe in farming/prospecting. That's why I've written so many letter sets and have them available on my site.

I do have a funny story, though. Back when I was a broker, we regularly sent just listed cards - and not everyone liked them! In fact, one man called (at night) and cussed us out royally on the answering machine. He then said we were to absolutely quit sending him anything. The trouble was, he didn't say who he was.

Wanda, there was a time 20+ years ago I would send out 30,000 postcards every month to land owners in Los Angeles. There were a few who asked me to take them off the list... about 15 years ago I  stopped sending the cards out and that is when the Z's and R's started posting my listings and sellers reached out to me because they knew I was a Land Expert..... so with that said. nothing wrong with sending out cards...I tell new agents it  works and I am living proof, Endre

You are very right about that Kathy Streib. I still love the touch of paper and am wary of receiving anything online where I have to click on a link to find out what was sent!

I used to know a lot of farmers however nowadays their farms are all covered with asphalt and concrete warehouses. I don’t know where they took off to Wanda 🥲

on the other hand Barbara Todaro was a great farmer here on ActiveRain and I learned a lot from her…
