layers of roofing materialsBuyer - The Sellers have two layers of roofing (one shake shingles and the other asphalt composite), and have never heard of this.     Is this legal?    How will this affect my homeowner's insurance?   Will this be an issue for us down the road?    The Seller says she had no problem obtaining insurance.

 

 

You will sometimes find two layers of shingles on a roof, however, today's code says there can be only one layer in Denver.     The next time there are repairs made, the roof must be torn off, and one layer installed.    Having two different types of roofing is a different situation.    I definitely recommend calling your insurance agent, as this is a different situation.

 

Upon calling different insurance companies - new homeowners can obtain a policy excluding the roof, or obtain a writer for just the roof.  This is fairly expensive.

 

Just because the Seller has insurance currently, does not mean insurance companies can do the same thing today.  Always best to call around and be sure you are aware of what you are getting into by accepting these issues.

Norma, when the Cities changed the laws for the layers, it did cause some financial issues for homeowners.

Jeff, that is exactly why it was changed here too.   Too much snow plus three layers of roofing can be very heavy.

Two layers are often installed here for cost reasons, but that may change as different municipalities adopt different more modern building codes.

After 2004, 2005 (Jeanne and Francis hurricanes) I have seen those. But I actually have no idea if our city would allow it- not only insurance. I guess I was never involved in a deal that actually had it...hmm

Somebody wrote- change roof every 30 years. You want to tell it to Insurance Companies in Florida  🤣😂. They consider 15 year old roof non-insurable.

I don't know what the rule is but I thought a shingled roof could be layered over and I remember doing just that at my parent's home when I was in high school.

Hi Joan,

My insurance company will not insure homes with wood shingles. The fire danger is too serious.  You are right to have clients check with their insurance companies regarding roofing.

Nick, that is why during an inspection we hear there are more than one layer, we need to have a discussion with the buyers.  It could be an out of pocket expense.

Sheri Sperry - MCNE® same here, and "fake shake" appeared, but that can be insured.   I do think some insurance companies will insure a small percentage in an area.   Just best to have it replaced, they start curling, and are a fire hazard.

Hi Joan... I've had to deal with roofs that are so old they need replacement... but double layers, never. I'll have to look into the code here... problem is I sell in multiple counties and states and code will differ.

Joan Cox hi Joan... our inspectors do not do roof inspections here... just a quick visual with binoculars. If a buyer needs/wants to know what's happening with a roof in-depth, they need to get a roofing person out to do a separate inspection.
