The monthly housing market update for March 2022 is now available for the Pensacola MLS Region.  Average and median sale prices both increased from previous month.  Median sales price was $315,000 - up from from $309,900 in February 2022 and up from $252,780 one year ago.  Monthly average sales prices were $364,894 at month end, up from $351,319 in February 2022 (a 3.86% month to month increase) and up from $302,035 one year ago (a 20.81% year to year increase).

Inventory is still very low with only 775 homes listed at month end, up from 767 at the end of February 2022 and down from 706 one year ago.  With 1396 housing sales in March, this equals to less than a one month supply of homes.

The lack of inventory means that it continues to be a Seller's market, with many homes bringing multiple offers and favorable terms for Sellers and fewer average days on the market.  The average days on market decreased from 35 days in February 2022 to 26 days in March.    This is down from 32 days on market in March 2021.
