Does the RING Video Doorbell come with the sale?

A BATTLE was brewing when after a closing, the Home Seller removed the RING DOORBELL and the RING LIGHT AND CAMERA over the garage. The seller did not say they were not included. The buyer assumed they were staying as it states "all fixtures" in their contract. The buyers show up at their new home and the door bell and spot lights are gone, wires hanging in their wake. Lets take a look at what went wrong and what could have been done better.

 

I did not represent the buyer or seller. I listed the neighbors home who shared the play by play with us. The seller of that home chose a "discount" agent and pretty much did everything themselves they said. The buyer said they did not need an agent and took it upon themselves to represent themselves. The buyer wants to sue the seller. The seller wishes they would have chosen "a real" listing agent they said.

 

More homes than ever now have the RING STYLE DOORBELLS AND CAMERAS. Lets start with what should have been done. When I list a home with a RING, i ask the seller before listing if they plan on leaving it with the home or taking it with them. If they are taking it with them, i tell them they need to put a traditional door bell and or light back in it's place before listing. For those who want t leave it up until it is sold, we put in the disclosures clearly they do not stay and what they will be replaced with.

 

On the buying side they could have protected themselves by noticing the RING and including it in their offer. They could have also asked if it stays to eliminate the unknown. They also should have had a walk through where it would have been seen and discussed prior to closing.

 

IN SUMMARY, having a GREAT AGENT should be on your list of things to do before Buying or Selling. As you can see your choice on who you hire matters. I am a big stickler to details and outlining each step of the buying or selling process before we start the journey.

Hi Scott... per the NC contract these are considered a fixture and convey with the home unless specifically excluded in the listing.

Great advise Scott Godzyk, I've had a similar issue but with built-in frig. So I've learned the hard way, to always ask if I notice anything in question that could be removed to inquire. No longer will I ever assume!

Hello Scott,  The devil is in the details. People don't know what they don't know and why some people believe they don't need a real estate agent.  I have Ring cameras and they are all wired which means they are fixtures and they convey with the home unless they are excluded in the contract. If excluded, representing a buyer, there should be details regarding what the fixtures will be replaced with. As you stated, a walk-through to verify it was done.

Oh for Pete's sake - of course it stays if it's attached in AZ anyway!  This is such a simple thing to fix on for the sellers agent - but if he's a discount broker that won't happen, now will it.  No.  But it should. Do the right thing and replace the doorbell if the seller refuses to. In the long run it's such a simple fix that will reap rewards long after the sale.

I think you advise them correctly to remove any Ring products they plan on not transferring with the sale of the home.
