It's been awhile since I've felt the need to write such a negative post. As real estate professionals, we recommend home warranty companies all the time. Just this past month, I've had 6 new contracts signed with home warranty companies - definitely not with American Home Shield though and this is a cautionary tale.
I've been a customer of American Home Shied Home Warranty for over 3 years - no claims. Sadly, I've also suggested them to my clients. I had heard good things about them from other clients and took it on faith. First issue - wow! what a mistake.
I have an issue with my pool filter. Yes, it's old, but well maintained with regular cleanings, tune-ups, and service. I have documentation of all of this as well. AHS flatly denied the claim. I guess they think I spend my spare time bashing the inside of my pool filter - it's pretty exciting around here on the weekends folks :).
When I called to complain/cancel my policies, they begged me to let them send another contractor for a second opinion and would "make it right." That was over 5 weeks ago.
Since then, nothing - oh, but I did take a wonderful vacation to Italy. Of course, I had my phone and did make a "hey - remember me" call on the Grand Canal in Venice with a Negroni.
But I digress.
Upon my return, another call and then another - and a few contractors who called me to say they would NOT work with AHS.
Finally, gave up - guess they won.
Not my business - they lost that, they lost my client's business and hopefully YOUR business.
But I canceled this morning - well over a month from the start.
Insult to injury? $35 cancellation fee per account. I'll pay that for my clients who are cancelling and I guess it's a cheap cost to get away from a company like American Home Shield.
Just words of warning! In real estate - our reputation is everything. We can't afford to recommend a shoddy outfit.
