Who can you call when you really need Real Estate Advice?

It is early Saturday morning. The phone rings and it is a friend i have not seen in a while. They ask if I have any homes in "the best school districts of Manchester" they can look at today. He and his wife took today off to look at, find their dream home and make an offer today. 

 

Of course I know of a couple of homes coming on the market. This is the area I live, grew up in and work in. I started the conversation asking if they were pre-approved. "Not yet, but they are sure they can get a mortgage" was their reply.  So I let them know that nearly every seller will want a pre qual letter at minimum to even look at their offer. 

 

The would be buyers fast forwarded the conversation to asking what time I can get them in the new listings. I let them know they should reach out to one of my favorite lenders to get pre qualified and I could set up the showings. THEN  the couple states that they just need me to get inside today. 
"Then their buyer agent will write the offer and worry about the pre qual letter." 

 

WAIT - WHAT? Your agent???

 

WHY ARE YOU CALLING ME? The wife answers that they are using her friend. She is new to real estate and works her full time job today. They want to help her get her first sale as she has been doing this a while and has not sold anything yet. She works real estate part time. They thought seeing i sell a great deal of homes in the area, i would know where the good ones were to see. Then they told me how they love my online page and asked if they could ask me questions if anything came up.

 

I paused before I answered. With some patience, I answered that is not how it works. That by all means I could help them if they hired me as their buyer agent. However if they had an agent, they need to have her set up her own showings, show the homes, get you pre qualified and answer your questions throughout the buying process. "BUT they said she is not available full time AND she is new so does not know much about real estate yet."  Then the answer should not be "
BREAKING NEWS" , that if they want full service, full attention and great advice, they should hire a full time well experienced agent.

 

IN SUMMARY, this example should show you why your choice in agents is SO IMPORTANT. Your choice on who you hire matters. I am a big stickler to details and outlining each step of the buying or selling process before we start the journey.

 

IN THE END choosing me to assist you whether buying or selling gives you the assurance you will be taken care of through the whole buying and selling process.

Hello Scott, 

A "friend" you have not seen in a while".  Sounds like that is a good thing! 

I will not comment on all that I am thinking.  I am sure you may be thinking some if not all of the same thoughts. 

It is one thing to want to help people. That is just a crappy strategy. 

I have experienced similar calls from a "friend" and like you, explained that is not how it works. 

Please keep us updated on the status - if they came to their senses and hired you.

I'm hoping once you explained how it worked they felt bad and decided to call "their" agent (the unavailable one who hasn't even described the pre-approval process.. there's probably a reason that agent hasn't had any deals yet).

If they didn't feel bad and apologize, they don't seem like friends.
