The Real Estate Market is changing quickly. We saw a sharp decrease in New Listings last week over the week before. Interest rates continued to rise to near 5.5%. The predicted change in the market is here. There is more confusion than ever. The fact most people are not getting is that the longer you wait, the more it will cost you to buy with these higher interest rates. 

Buyers are starting to get deals when they do it right. Sellers can still get a quick sale if done right. The amount of offers on a property is decreasing. Many new listings are still going under contract in less than a week. However, Other homes are not anymore. Buyers are getting more homes to choose from. It does depend on whether the buyers are getting the advice and help they deserve though.  Many sellers on the other hand wonder if now is the time to sell. Interest rates are only going up.  These changes make who you decide to hire to be your Realtor, more important than ever.

DOES IT MATTER WHICH REALTOR I USE?  The short answer is YES. It matters. There is great difference from one agent to agent another though. All agents are not created equally. Bigger is not better. Experience matters. Choose the Best agent not the biggest. Choose experience over not experienced. Choose Local over National. There are 189 SINGLE FAMILY HOMES SOLD 1/1/22 TO 5/2/2022. The average SALE PRICE is $357,154 The average DAYS ON MARKET is 12. 
 
In 2021 during the same time there were 221 SINGLE FAMILY HOMES SOLD 1/1/21 TO 5/2/2021
