Real Estate Market Report for Addison, TX:  April 2022

Residential Real Estate For Sale in Addison Texas

The total number of currently available residential properties for sale in Addison, Texas is 11, as compared to 8 last month.  Nine are pre-owned and 2 are new construction at Addison Grove. Currently for sale, there are:

  • 4 single family homes (ranging in price from $556,000 - $825,000)
  • No half-duplexesAddison single family home
  • 1 condo ($225,000)
  • 6 townhomes ($479,900 - $1,350,000)

Four of the 11 available homes have been on the market for longer than 30 days.  In this market, it probably means they are overpriced or are incomplete new construction. Two of theses four available properties are townhomes that are very close to the DART Rail Line that is under construction nearby.

The average number of days on the market for the “active” status, pre-owned homes is 66 days, as compared to 107 last month. The median number of days on the market is 10 days, compared to last month’s 87 days.  The $1M+ townhomes are skewing the numbers.

There are 23 homes in the pending status (waiting to close), as compared to 18 last month.  Thirteen of these are new construction townhomes at Addison Grove.

 

 April Sales

There were 7 closings this month, compared to the 10 last month. The average list price to sold price ratio is 107.3%, up from last month’s 103.6%.  Only one property sold below asking price, and the remaining 6 sold for more than asking. The highest was 115.4% over list.

Pre-owned homes: The median number of days on the market was 6 days, while the previous month the median was 5.  The average number of days on the market was 29 days. The range in April for the previously owned homes was 2 days to 218 days. The average price per square foot of all previously owned homes sold is $235.61, up from last month’s $229.87 average.
