Hello Gloucester Twp Residents! Here is my monthly briefing on Gloucester Twp NJ sold homes and real estate market stats.
April 2022 was another great month and was much more financially gainful for Gloucester Twp home sellers than April 2021.
April 2021 saw 121 units listed with a listed volume of $28,051,985 while April 2022 saw 125 units listed and a listed volume of $35,942,174!
The listed median price in April 2021 $220,000 while this past April $275,000
Now, here are signs of a possible slowdown - April 2021 Pended homes 110 while April 2022 had 102 homes pending.
Units sold in April 2021 94 while April 2022 had 76 units sold.
Although prices are still up and April 2022 proved a much higher median price, home sales seem to be slipping. According to CNBC, surging interest rates have pushed mortgage demand down more than 40% from last year.
If you're a homeowner, thinking about selling your home, there is still time. I predict (just my opinion) interest rates to be near 7% by the end of the summer. People are STILL buying and home prices are still WAY up, for now. If you are thinking about selling, please give me a call.
