Even if it is a false sense of security Kat Palmiotti you are right, it will make the seller feel a little bit better that the buyer has more skin in the game.

Brian England hi Brian... if a contract is going to be terminated, 99.9% of the time it's terminated prior to end of due diligence... that's the money at risk. Buyers in NC will almost never lose their earnest money.

Brian England hi Brian... the skin in the game in NC is the due diligence, which allows the buyer to walk away for any or no reason... but they lose they due diligence money if they walk.

Good morning Brian. In many states using your earnest money is a hard thing to do. Sellers should be wary. Sometimes the size of the deposit will favor the buyer trying to back out. Want to sweeten the offer give the sellers something they don't expect like occupancy after closing at no cost! Enjoy your day.

I have seen some very creative offers to secure the property but the scariest is to offer hard money.  Great for a seller but really risky for a buyer.
