Where Do Your Listings Come From? Online, Offline Or Both!
Everyone wants listings now and Barbara Todaro has some suggestions in her blog.
We’ve always been considered “listing agents,” and marketing for listings in the past was always accomplished easily with offline marketing. Direct mail marketing was the method, and consistent use of that method resulted in success. Whether I was an individual agent or a team leader, securing the top listing position in MLS was accomplished consistently in our town.
Times are changing, and marketing methods must follow suit. Within the past few years, online marketing has produced half of our listing calls. Once that started happening, my game plan changed and blog posts with the keywords “Free Market Analysis in Franklin MA” were used on a variety of platforms.
The results have been very satisfying, and we usually show 7 of the ten titles on the first page of a Google search for that keyword phrase. I’ve used that title when posting market reports of the town; postcards for sale pending and closed transactions; and basically any topic that can be blended into the offering of a Free Market Analysis.
We track all of our listing calls, and we know that online marketing for listings takes a stronger position than previously. We integrate our online and offline marketing. Every postcard will have a web address, and the website for each agent for whom I market has a Free Market Analysis button that lands on a brief contact info section that’s sent to the agent’s email.
Now there are two sources on which to focus when marketing for fresh inventory. It’s a sign of the times…..
