With a population of 39,459 as of 2020, Oswego, IL is a small village on the shores of the Fox River.  With a revitalized downtown bringing in new restaurants and even a luxury apartment complex downtown, it has a variety of housing stock to fit the needs of most buyers.  Like most areas in the country a lack of home  inventory is a big issue as the current world events,  rising interest rates and general political situation have made many sellers decide to stay put or delay selling their homes.

In April of 2022, only 34* homes sold in the single detached family category.  Compared to the 58 homes that sold in 2021 it shows just how tight inventory levels  are.  

There are currently 45 available for sale in the detached category on the public MLS and an additional 17 homes in the Private Listing section.  In the attached category (Condos/Duplex/Townhomes there are only 4 available homes and two additional in the Private Listing side.   This brings the total to 68 total homes available for buyers.

Currently there are 23 attached homes under contract in the Public MLS and 1 additional in the Private Listing side.  The detached single family homes have 88 homes under contract in the Public MLS and  5 additional in the Private Listing side.  A total of 117 homes under contract that will close in May or upcoming months for new construction.

It's a challenging market but with the right real estate professional, a great mortgage broker and a well thought out plan it is possible to still buy a home in the Oswego, IL and surrounding areas.
