  1. Refinish the basement. Adding a media room, fabulous bar area, seating, and beautiful finishes will add character and value to your home.
  2. Put in a deck.
  3. Remodel the bathroom.
  4. Paint!
  5. Renovate the attic. Turn it into a bedroom suite.
  6. Add a second story. It is a huge project, often with a huge return. It will add valuable square footage.
  7. Revive the kitchen by tearing down wallpaper, changing cabinet hardware, and installing new light fixtures.

Great ideas.  The hard thing getting the cost to not be more than the value it adds.  Most times it will cost more than the value it adds unless you are able to do most of the work yourself.  Great post though.

Thanks for the nice comments.  I like your suggestions. Removing wallpaper is a biggie.  Some people just can't see past the decorating of the current owner. When they should be looking at the floorplan they are looking at the paint colors & furnishings.  Decluttering removes distractions forcing them to pay attention to the property they are buying.
