The community of Vista is located in inland North San Diego County, bordering Oceanside, Carlsbad and San Marcos.
Vista has a diverse range of housing options, with tract home communities, condos and townhomes, rental complexes, 55+ communities, and homes in rural settings and on the hills with large lots and often great views.
You’ll find mixed use and agricultural areas, plus a growing and changing downtown with a wide range of shopping and dining opportunities and multiple services. Major commuting routes (the 15 and 78 freeways) are easily accessible. And Vista has a terrific Farmers Market on Saturdays at the Vista Courthouse Complex on Melrose – it’s worth visiting often to buy fresh produce, artisanal foods and more (photo at top is from the Farmers Market).
It’s important that buyers and sellers in the Vista housing market understand current local market conditions so they are able to make informed decisions about selling and buying Vista homes for sale.

104 homes sold in Vista in April, 2 more sales than last month. Here are the specifics:
Single Family Homes Sold
86 (up by 6); 6 Average Days on Market; Average Sales Price was $991,132 (up by 7%); Average sales price was 110% of original asking price
Condos, Townhomes & Duplexes Sold
18 (down by 4); 7 Average Days on Market; Average Sales Price $621,972 (up 8%); Average sales price was 106% of original asking price
There were about the same number of home sales in April as last month, with 6 more detached single family home sales but 4 fewer sales for condos, townhomes, and duplexes. The average sales price was higher for single family homes, as well as for condos, townhomes and duplexes.
The average marketing time was 5 days shorter for single family homes, and 2 days shorter for condo, townhome and duplex sales. Sales prices ranged from $420,000 to $2,210,000.
Are Vista homes selling quickly? The answer is yes, with well more than half the homes, 70%, going pending in 1 week or less. Buyers should be prepared to make quick decisions about touring homes, and offers, in order to not miss opportunities.
Some buyers negotiated their home prices. However, a significant number (84%) paid more than full price, a good indication of competition and multiple offers. You should remember this for your offer strategy.
The median sales price of the single family homes was $924,000 (up 6%), and $618,500 (up by 9%) for condos, townhomes and duplexes compared to March.
There were 70 homes for sale in Vista at the end of April, well more than last month (45), and some great news for buyers. Home prices ranged from $399,900 to $3,000,000. This represents an inventory of 23 days for single family homes (up from 17 days last month), based on the current rate of sales over the last 3 months, and 19 days of inventory for condos, townhomes and twinhomes (up from only 7 days in March).
Vista remains a very strong seller’s market.
126 new listings came on the market in April, 6% more than the number of new listings last month. Similarly, 86 homes went pending in April, excluding homes that closed escrow that month, 3 more than in March. The Vista housing market was busy for buyers and sellers.
