Indian Trail area (28079 zip code), which includes the towns of Indian Trail, Stallings, Hemby Bridge, remained a home seller's market in April 2022.  It's been more than six years since Indian Trail could be considered a balanced market, much less a home buyer's market. Home prices increased 30.1% year-over-year.  Pending sales also increased 32% year-over-year, while closed sales were flat. Inventory dropped year-over-year -- 24.1% lower than one year ago in April.

Indian Trail, NC Real Estate Sales Update For April 2022

 

Average home prices increased 30.1% to $426,370 in April 2022 compared with the same month one year ago. Home prices were almost $123,000 higher in April 2022 compared with April 2020.  Median home prices increased 27.5% to $433,580 year-over-year. Month-over-month, median home sale prices also increased and were $148,000 higher in April 2022 than in April 2020. Clearly, Indian Trail homeowners are sitting on a lot of equity.

 

Price per square foot averaged $202 (up $41/square foot from $161/square foot one year ago), increasing 25.5% year-over-year and setting a new record for price per square foot for Indian Trail homes.

 

The months supply of homes for sale dropped to 0.7 months (down 30% from one month in April 2021 and down from two months in April 2020). Month-over-month, the months supply of homes was flat. New listings increased 30.1%, but inventory of homes dropped 24.1% year-over-year, nonetheless. Homes sold about as fast as they came on the market.

 

Closed sales in April 2022 decreased 8.6% year-over-year despite the increase in new listings, while pending sales increased 32%.

 

Average days on market were 15, up six days year-over-year, but down one day month-over-month.  Median days on market were just 3 in April 2022, flat year-over-year and month-over-month. 

 

At a median selling price of 102.2% of list price (up 1% month-over-month), Indian Trail home buyers should expect minimal room to negotiate, especially in Indian Trail's hottest selling communities.

Sheri Sperry - MCNE® hi Sheri...it's also important to keep in mind that the decrease in inventory is from a number one year ago that was already very low. Anytime you have less than one month of inventory month after month after month, you know it's a critical lack of inventory.
