As some of you might be aware of.. I haven't been on AR for a few days, which for me seems like weeks.

I was busy listing this home below, located at 15 Bellevue Terrace, in Cromwell, CT.  I did all I could to promote it, along with doing an open house this past Sunday.  Yes, in that HOT humid weather.

You might remember, that I blogged about this home last week.

Great job, Valerie!  That is really terrifice.  By "ahead of the market", do you mean that you priced it lower than similar homes?

Hey George.. It was good to see you at the open house on Sunday.  This listing ended up being in a multi-offer situation.  (I haven't had one of these in a long while). One of the offers came from the open house.. but not the one they accepted.

Debi... Thanks for the congrats.    I will try to explain *Pricing ahead of the market*... this is to benefit the seller as much as possible depending on the current market conditions.  In this market.. prices are coming down.. so instead of pricing the home *high* and having it sit there, and have to reduce it, I have my clients see the advantgage of listing their home just above what homes similar in value have closed at.  This way it looks like a deal for the buyer, and at the same time they will NOT (hopefully) be sitting on the property for long.  Why would you want your client to continue to pay their mortgage, taxes (condo fees, in some cases), when they are looking to move to their next location.

Shannon.. Thanks for the congratulations.  EVERYONE is looking to make money.. so why sit on a property that is overpriced and never catches up with the market?  My clients are THRILLED that it went under contract so fast.  I am too.

Congrats on the fast action on your listing!  I have had the listings that I thought would "pop", sit.  Priced them 5% below closed prices.  While, other listings I have, that I didn't price aggressively, have "popped".  As long as they sell, quickly or within the average list to close time, I am confident with my advice to my clients.  Crazy market:)

Valerie congratulations!  In this market it is rare that a house goes on deposit that quickly.  This is proof that pricing the property right does the trick.  I bet it is a great house too!  Great Job!
