Virtual staging on the real estate market has become a smart way to market and sell homes. It’s fast and effortless, saving all parties concerned the hassle of going through, well, an actual staging. Is it still vague? Let’s shed some light on the term, shall we?

Typically, a virtual staging describes how designers, local real estate agents, or homeowners furnish, decorate, or fix a property using digital tools, computer software, and applications.

You know how a traditional home selling process implies your interior design’s artful and tasteful arrangement. Property owners don’t feel comfortable setting up the place themselves. So, they must hire professional help from an expert home designer or stager. However, they don’t come cheap. And we haven’t mentioned the trouble of storing your unused items in a storage unit before the actual staging.

Where do they apply virtual staging?

Being an essential part of 2022’s best real estate marketing ideas, developers employ virtual staging for new constructions. Most of the time, new buildings have bare walls, and honestly, nothing is exciting about them. Statistics prove that house-hunters prefer looking at furnished real estate to vacant ones.

Parties involved are more likely to sell staged homes than vanilla box residences. Imagine a blank canvas where buyers’ imagination can soar, filling up white walls and empty spaces. The truth be told, the phenomenon of vanilla shell or “white boxing” has also assembled its fair share of admirers over time.

Now come designers into the picture. They decorate the vacant property with fashionable design elements. Furthermore, their attention could span the seven major areas: texture, space, color, pattern, line, light, and form. As a result, they can impressively boost the online viewings of property listings and give realtors and listing agencies significant assistance in selling real estate.

Where real estate dreams come true - Virtual staging at work.

Let’s examine the process of virtual staging and what ingredients it requires.

Preliminary discussion setting up the stage

A discussion takes place between the concerned parties beforehand. The seller or the realtor will outline the marketing strategy to the designer company responsible for the staging procedure. Also, as a contractor, you might wish to double-check whether the designer company has the essential qualifications in the domain, namely the Home Staging Training.

Finally, we recommend you provide designers with reference photos reflecting what type of interior and exterior design you initially imagined. Handing over the floor plan is also a good idea since the real estate layout will assure precise scaling and authenticity to the staged pictures.

Produce first-class photos for staging!

First and foremost, a digital agency needs photos of the actual real estate. Moreover, the images should be of high quality. For this reason, housing agents not familiar with film photography 101 choose the reliable input of professional photographers. They will shoot a series of pics from various angles at the property for sale. Besides, they must consider the ideal lighting. For this reason, photographers will use state-of-the-art equipment. Once the shooting session is over, they will send the images to the staging company.

Rendering photos and creating magic

The design agency then renders the photos based on the contracting party’s demands by paying attention to 21st-century design trends. They will present the interior style in detail. Besides, the designer will update your furniture arrangement and showcase the room’s range of capabilities in their most advantageous condition.

Expand your living room’s charm and functionality with a nice-looking dresser! You can arrange your bed against the wall expertly equipped with a lamp and side table on the pictures! Enhance the interior beauty with local artwork! Designers can update your home’s appearance with the latest intelligent and sustainable gadgets. The sky is the limit.

Upon request, they will do their magic on your home’s front - and backyard to look green and lavish. Thus, they can add stunning cladding to your exterior walls. Don’t you have grass or a driveway in front of your home? Problem solved!

3D virtual staging offers a more intense experience for potential home buyers because they can look at real estate “fully clothed” from a 360-degree angle! Such videos are undoubtedly in high demand. Why don’t you request your designer to show you a preview of your home in 3D?

Marketing real estate with staged photos

Suppose the client is a hundred percent satisfied with the outcome. The seller’s listing agent can now distribute the resulting photos on various effective marketing platforms. The objective is to generate high interest in the property and boost online traffic. And they have just improved their chances with masterfully crafted photos displaying the home’s full potential!

What are the virtual staging's exceptional advantages?

Why has virtual staging become so popular? All aspects considered, it all comes down to money issues and budgetary restrictions. Virtual staging costs are relatively insignificant: one percent or less than the most cost-effective staging budget. Sellers should know that less than ten percent of homebuyers can comprehend a vacant room’s actual dimensions. Besides, they can’t assuredly visualize setting it up with furniture and other design elements. Numbers speak for themselves.

In addition to affordable pricing, virtual staging promises fast delivery. Imagine the amount of time traditional vs. digital staging takes. A real-life staging will drag you down with cluttering and cleaning, storing alternatives, buying new decor elements, and tastefully setting the place up. Now, virtual staging takes up several working days in the worst-case scenario. The difference in time between these two procedures might cost you.

Conclusion

Seeing before and after photos is exciting. The virtual staging process now gives you the unique chance of seeing your property updated and genuinely revamped on images. Potential homebuyers can wonder, too, at the tremendous change your home went through.

No wonder real estate agents frequently appeal to digital staging to raise interest in any homes for sale. They’ve already realized that digital staging is prevailing!

It’s true that virtual staging grants endless possibilities for home sellers and agents. However, the parties shouldn’t abuse this technology’s creative power. A home’s far-fetched presentation of photos and videos can backfire on the sellers if reality is polar compared to appearances upon closer inspection. For this reason, we recommend modesty in your approaching virtual staging!

Good morning Theresa. Virtual staging can be a valuable tool to show buyers the possibilities. You are right, don't over do it or you ruin the advantage. Enjoy your day.

I've been doing virtual staging, where and when appropriate, for quite a long time now. Nothing worse than showing vacant rooms on-line.

That is for sure. As long as it is divulged. One agent here "virtually staged" his exterior and lost all the interested buyers when they showed because he forgot to disclose.

Virtual staging has certainly become more common, affordable and better quality - at least most of it. Obviously it needs to be disclosed in the listing.

In addition to "disclosing" your virtual staging, a listing agent must choose the right type of decor that fits as well as make sure the pictures taken truly reflect the property for sale. I recently showed a property and the pictures were done by a professional photographer and some of the pictures had virtual staging. Unfortunately, it was a total disappointment when arriving as the true interior was shabby (at best) and the pictures made it look like a Better Homes & Garden. So we need to be realistic. I have used virtual staging and it has worked well for me. But I caution an agent trying to sell a house that needs more than TLC to deceive the buyers ... makes us all look bad.  IMHO

Yes, disclose that the home 'needs updating,' or is 'possible teardown.'

Even professional photos can be deceiving. I once got a call from an appraiser asking me why the home was 'underpriced.' He had reviewed interior photos and thought the house looked great. I told him that it was professional photography, that the paint inside was scuffed by small children, and the carpet was dirty, needing replacement. (Plus a water heater needed to be replaced).
