Town of Castle Rock (Colorado) saw 103.62% to List Price in April 2022

The Town of Castle Rock is located about 30 minutes (29 miles) south of Denver and enjoys a population of 70,687.  The elevation of Castle Rock is 6,202 feet above sea level.   Castle Rock includes Castle Pines and many rural farm areas outside the City limits.

The Castle Rock real estate market for the month of April 2022 saw a bit of change in sales over the previous month, and we did see inventory increase, thankfully!    These stats include Castle Pines and Castle Pines Village, single-family detached homes, and multi-family homes, courtesy of Joan Cox, House to Home, Inc.

 

Sales for April 2022

Sales - 217 properties sold ranging from $207,000 to $3,250,000 (last month -  252 sales)

Average Days on Market - 15 days,  4 Median days (last month - 20 days)

Average Price $667,950

List Price/Sold Price - 103.62%   (last month - 103.77%)

These homes were built from 1944 to 2022

 

Inventory is finally increasing in Castle Rock (last month 195, today was 221 active listings, so they are climbing a bit).    This is very typical for this time of year, especially when we have Spring weather.    The Denver metro area saw a TAD bit of slowdown in sales once the interest rates increased.   BUT, thankfully so did the inventory!

 

The highest-priced property sold was $3,250,000 and is located in Castle Pines Village.   This home was built in 2001.   It has 4 bedrooms, 6 bathrooms, a total of 6,315 square feet, and a 4-car garage on 1.69 acres.    This property went pending in just 4 days, and was originally listed for $3 million.

Some interesting statistics for the Castle Rock area.  How does the number of homes equate to the time to sell. i.e. absorption rate?

Nina Hollander, Broker it did slow a TAD, just not a huge amount.   They SAY 3-5" of heavy wet slushy snow --- UGH, thought we were so done with snow.
