Technically, the Charlotte area is landlocked. However, Charlotte does have three man-made lakes and waterfront property on these lakes is in huge demand. As we look forward to the summer season, lakefront properties enjoy ever greater demand. If you've been dreaming about owning a waterfront home on one of Charlotte area's three lakes here's what you should know about Lake Norman, Lake Wylie, and Mountain Island Lake.
LAKE NORMAN
Lake Norman is the largest man-made lake in the Charlotte area with approximately 525 miles of shoreline. It is also the largest freshwater lake in the State of North Carolina. Lake Norman is about 34 miles long and 9 miles wide. It's just under 51 square miles. Average water depth in Lake Norma is just under 34 feet with a maximum depth of about 110 feet. Lake Norman was built between 1959 and 1964 by Duke Energy when it dammed the Catawba River and built the massive Cowans Ford Dam at the border between Mecklenburg and Lincoln Counties.
Lake Norman is located about 22 miles from Charlotte's City Center. Lake Norman "spans" four counties: Mecklenburg, Lincoln, Catawba, and Iredell. The primary towns around Lake Norman with lakefront properties include Cornelius, Huntersville, Mooresville, Denver, Sherrills Ford, Davidson, Terrell, and Troutman.
A "fun" fact about Lake Norman is that the bottom of the lake includes old cemeteries, schools, churches, homes, a Revolutionary War battlefield, and other structures such as the Beatties Ford Bridge.
HOME PRICES FOR LAKE NORMAN WATERFRONT HOMES: currently, there are 74 single family properties in coming soon or active status in the Carolina Multiple Listing Service. Home prices range from a low of $462,000 for a double-wide manufactured home to $6,995,000. Average list price is $2,213,981; median list price is $1,650,000.

LAKE WYLIE
Lake Wylie is the oldest of seven man-made lakes created by Duke Power in 1904 along the Catawba River to regulate water flow for hydroelectric power. This project was undertake by the Southern Power Company which merged with Duke Power in 1927. Lake Wylie has approximately 325 miles of shoreline. It is about 32 miles long and 5 miles wide. Average water depth in Lake Wylie is about 23 feet with a maximum depth of about 94 feet.
Lake Wylie is located about 19 miles from Charlotte's City Center. Lake Wylie "spans" two states and three counties: Mecklenburg and Gaston Counties in North Carolina and York County in South Carolina. The primary towns around Lake Norman with lakefront properties include Tega Cay, Lake Wylie, York, Charlotte, Belmont, Mount Holly. You'll also find waterfront properties in Gastonia, Fort Mill, and Clover.
PRICES FOR LAKE WYLIE WATERFRONT HOMES: currently, there are 36 single family properties in coming soon or active status in the Carolina Multiple Listing Service. Home prices range from a low of $348,000 to $5,995,000. Average list price is $1,564,863; median list price is $1,344,950.

MOUNTAIN ISLAND LAKE
Mountain Island Lake is the smallest of the three lakes created by Duke Power in the Charlotte area. The lake provides drinking water to over one million people in the Charlotte, Mount Holly, Gastonia areas. The upper portion of Mountain Island Lake is mostly undeveloped due to the presence of a large number of parks and natural areas that were purchased to protect the drinking water for Charlotte and neighboring towns. Mountain Island Lake came about in 1924 with the construction of the Mountain Island Hydroelectric Station. Mountain Island Lake has approximately 61 miles of shoreline. It is just under 15 miles long and about 2.5 miles wide. Average water depth in Mountain Island Lake is about 18 feet with a maximum depth of just over 58 feet.
Mountain Island Lake is located about 13 miles from Charlotte's City Center in the northwest area of Charlotte in Mecklenburg County. There are just a handful of waterfront communities along the shores of Mountain Island Lake. These include: Harwood Landing, Mountain Pointe, Mt. Isle Harbor, Overlook, Preservation Pointe, Riverbend, Stonewater, The Polo Club at Mountain Island Lake, Imagery at Mountain Island Lake. Waterfront homes are much in demand due to their scarcity.
PRICES FOR MOUNTAIN ISLAND LAKE WATERFRONT HOMES: currently, there are just two single family properties in active status in the Carolina Multiple Listing Service. One home is in Overlook, priced at $1,729,000; the other at Mt. Isle Harbor, priced at $2,927,972. Three homes have sold in the past 180 days averaging $863,333 in sale price. Median sale price was $775,000.
