Our flower gardens have needed some attention for a long time.

I knew what to do, but getting to the implementation phase was the challenge.  A long weekend was the answer to finding the time to get a lot of the work done (or at least started!).

One of the great things about the ActiveRain community?

There are plenty of members with expertise who regularly share what they know.

Digital marketing.

Lead generation.


Negotiating skills.


Chances are if there's something you want to know, at least one member has posted about it.  The knowledge is available, and free.

Reading can provide you a great list of ideas, but can take what you learn and put it into action?

Can you identify a consumer's pain points and how what you know can help them?

If a consumer can't find information about X topic, you can solve that problem if you implement a plan to provide that information.

It might be a single IDX search page, or a series of landing pages for various communities in your market, or a dedicated blog to one type of housing.

Those are all ideas presented in this community and available for you to adapt and implement for your local market.

Understanding your target market will lead to developing the optimal ways to reach them.

What venues appeal to your target audience?  Instagram? Facebook? Twitter?  Blogs?  Video? Direct mail? Blog posts?

Once you know the best way to deliver the information, you can find plenty of advice here in the Rain about how to best use that particular delivery method.

From there, it's just a matter of making the implementation a priority, then monitoring your results and making adjustments as needed.

And the same is true if I need ideas for things to write about, or how to make sure I"m writing to get internet eyeballs, or really anything else about blogging. We can all BE a great resource, and use AR AS a great resource.

Without sounding categorical, I find it helpful if I do an analysis on each potential buyer at the outset, in order to assess their thought process, perceptions and stated desires. This helps me, early in the process, to reduce the amount of "down time" while searching for applicable properties which will meet a customer's criteria.

Often times, I uncover misinformation, conflicting opinions between spouses or a factor which may impede the process. I learned long ago, don't assume every self-announced "prospective" buyer is a qualified candidate.

Because I specialize with the sale of waterfront property, my efforts to separate the "contenders from the pretenders" is made a little easier. Being prepared during the initial interview with a list of qualifying questions, I can help the prospective buyer ascertain whether he "fits" the criteria for waterfront ownership. Because the actual process of securing a piece of real estate has changed dramatically over the past few years, it is important for every realtor to maximize the usage of his time with each prospective client or customer. 

In closing, I'd like to read more about "the process" other realtors use to qualify their prospective customers and clients. Sharing details as to how one "weeds out" the pretenders from the contenders would be beneficial to all of us. Learning about up to date techniques and their application, as it relates to addressing today's client and customer perceptions, would be a great read!
