Real Estate Market Report for Addison, TX:  May 2022

Residential Real Estate For Sale in Addison Texas

The total number of currently available residential properties for sale in Addison, Texas is 12, as compared to 11 last month.  Eleven are pre-owned and 1 is new construction at Addison Grove. Currently for sale, there are:

  • 5 single family homes (ranging in price from $438,000 - $2,600,000)

  • 1 half-duplex ($424,900)

  • 2 condos ($409,900 - $499,900)

  • 4 townhomes ($520,000 - $1,350,000)

Six of the 12 available homes have been on the market for longer than 30 days.  In this market, it probably means they are overpriced or are incomplete new construction. Two of these available properties are townhomes that are very close to the DART Rail Line that is under construction nearby.

The average number of days on the market for the “active” status, pre-owned homes is 72 days, as compared to 66 last month. The median number of days on the market is 28 days, compared to last month’s 10 days.  The $1M+ townhomes are skewing the numbers.

There are 22 homes in the pending status (waiting to close), as compared to 23 last month.  Fourteen of these are new construction townhomes at Addison Grove.

 

 May Sales

There were 12 closings this month, compared to the 7 last month. The average list price to sold price ratio is 105.9%, down from last month’s 107.3%.  Only 2 properties sold below asking price, and the remaining sold for more than asking. The highest was 113.3% over list.

Pre-owned homes: The median number of days on the market was 4 days, while the previous month the median was 6.  The average number of days on the market was 6 days. The range in May for the previously owned homes was 2 days to 18 days. The average price per square foot of all previously owned homes sold is $248.76, up from last month’s $235.61 average.
