Have you heard the story how a Garden Hose killed a Real Estate Sale?

Real Estate deals can end for a wide variety of reasons. Let me tell you the tale of how a Garden Hose, killed this sale. I got a call from Home Seller asking if I could help them save their sale. They did not list with me. They listed with a new agent who Mrs. Seller wanted to help them with their first sale. 

 

They told me they ended up in a war with their buyer and the buyer killed their sale. Before I could tell them I really can not help if they are listed with someone else, they told me what started their recent problems. They said upon the walk through the buyer got upset they took the garden hoses.

 

Wait a second, the buyer was willing to kill the deal over a garden hose? Even more, you as the seller were willing to kill the sale over a garden hose? Wait, your agent was also willing to let the sale die over a garden hose? Their has to be more to this story.

 

Fast forward a bit the buyer wrote into their contract that the garden hoses stay. The buyer also asked for a rain bucket. Asked for the lawn sprinklers and the raised garden bed planters. The seller signed it, so why did the seller take them? The simple answer was, they did not read the contract before signing. The seller said they were never selling those items. They asked the listing agent why they allowed them to be part of the sale? The listing agent did not know. Did they read the contract? not sure... 

 

In the mean time the seller said no way they are including them, they are already packed and moved to their new home. The buyer said no way are they buying without them included. The sale died... Why did the listing agent not save this deal, their were still options? They did not know how to save this deal? They never experienced this. Later on the sellers parents educated the sellers that they would not be closing on their new home if they did not close on their old home. But the sellers things were sitting in a storage unit at the new home? The parents knew what was wrong. They knew their son and daughter in law needed help. They also told them to end their listing contract and list with an experienced agent where as none of this should have ever happened. 

 

IN SUMMARY, having an EXPERIENCED AGENT should be on your list of things to do before Buying or Selling. As you can see your choice on who you hire matters. I am a big stickler to details and outlining each step of the buying or selling process before we start the journey. This seller lost their sale and now lost the house they were suppose to buy. They have to retrieve their "pod" with their belongings and need to start over. Even though this should have never happened, It was an easy fix as worst case the agent should have helped the seller buy a hose and gardening things for the buyer and saved the sale. 

 

IN THE END choosing me to assist you whether buying or selling gives you the assurance you will be taken care of through the inspection process. Experience is so much more than just finding a buyer. It is doing it right from the start.

We just sold our home and I left the hoses, all three of them.  I hated those hoses and will not be surprised if the buyers call and ask me to get rid of them.  The buyers also received some great pots with beautiful plants, a Elk Grove historic bench and a few other items.  It is better to under promise and over deliver.

No way I allow a few hoses to ruin a sale.  Those buyers would get the most beautiful new hoses I could find with a big red bow on them and a note telling them to enjoy!

Experience does make a difference.  Good Lawd, why on earth did the agent not read the other terms including the hose, etc.?  An exercise of just sign here, and here, and here.

Hi Scott- so many areas where this went wrong. All I can do is shake my head. Why didn't the sellers read what they signed...why did the listing agent read the contract and go over it with them...I could go on.
