The Haywood County NC Market Report below includes residential real estate sales for Maggie Valley, Waynesville, Canton, Clyde and Lake Junaluska. Separate market reports for the cities will follow. The number of homes on the market in Haywood County since January 2008 has increased 29.4%. We need Biltmore Estate-sized logs to support everyone standing 'on the fence' at the moment.

Market Price Correction?

The Average Asking and Average Selling Prices in June are the lowest recorded this year. Unit sales are not near what they need to be; however, an early positive indication of the market price 'corrections' may be the decrease in days on market... if it persists.

Absorption Rate (Bigger is Not Always Better).

The inventory/absorption rate of homes presently on the market, based on 43 sales in June, is 28.7 months, the highest monthly absorption rate since January 2008. I said the same thing last month.

Maggie - this is useful information for buyers and sellers. That's a pretty high absorption rate, although similar to what I am hearing from other folks around the country. Do things typically slow down in the summer adn then pick up again in the fall?
