Getting Schooled When Fishing!

 

After finding a home my clients wished to buy, we wrote up the Real Estate Purchase Contract then sent it to the listing agent. Immediately, I get a call, saying the sellers would not accept it but might take a higher price.

 

Agent wanted to verbally negotiate the sales price, but refused to counter in writing. I took the time to:

  • show the property
  • write up a good offer
  • get signatures and submit

 

He tried to wrap it up with a phone call. I told him to write up a counteroffer. Verbal in real estate remains and always will be hearsay and the conversation cannot be validated. He could even say it didn't happen!

 

He's fishing and might just get schooled today!

Wanda I always remembered agents that were arrogant and when they were coming with an offer on my listings and we had more than one on the table I advised my sellers and told them the pros and cons....Endre

I don't mind verbally negotiating for my buyers or sellers and being able to have a counter offer drawn up that is acceptable to all parties.  Going back and forth in writing often takes longer and extends the closing date out further.

Hi Wanda... we are all "schooled" that verbal means nothing at the end of the day, but when I get a response like this, I will usually send an email "confirming" our conversation to put it in writing.

Now that the market is cooling, the urgency to react in break-neck speed is not necessary, Brian England. Having a conversation is one thing but deciding what the sellers want without submitting the offer to them, in my opinion, is ridiculous!
