Brian England it has been my experience that neither Buyers or Sellers can seem to see past the current market as it is. Worse yet many hold on to what was in the past that would now benefit them.

Time will tell. I do think we will see less homes sold but I think prices will stabilize more. We couldn't keep going up 20%+ a year!

Brian this does not surprise me.  With inventory being so low, and Buyers having their offers rejected offer after offer, it was only a matter of time before the frustration set in, and they decide to take a break from house shopping.

I think that things will begin to get better for buyers Paul S. Henderson, REALTOR®, CRS of course it will have to be buyers that are qualified at a higher interest rate though.

At this point in time - mid-2022 - sales are dropping in my area because there are (still) so very few homes on the market. I just logged onto the MLS as I do every morning to check on new active (9) and new coming soon listings (1) These are the numbers for 2 counties and all price-ranges! Just 10 new listings!

I have several buyers I've been working with and I have little to nothing to show them. I am hoping that it will change, but I am not seeing any improvement yet.

It's still a tough market and I feel for my buyers. All are well qualified, one is a cash buyer w/ zero contingencies other than title work, and we are still getting outbid!

Great article, Brian! This quote, in particular stood out to me and speaks volumes about our current market:
