Good morning Larry and Sheila,

 

We are seeing many sellers wanting to accept an all cash offer for just the reasons you stated. We have seen some cash offers come in a little lower. If a buyer  willing to offer more money, putting a good amount on their loan and signed an appraisal waiver sellers are accepting those offers. Cash is still King as long as the offer price is equal to the offers using a lender.

Good morning, Sheila and Larry... these are all good reasons that cash has long been considered "king." But that being said, I've seen cash buyers do appraisals on their own and unless they've waived the appraisal in the contract, it's something that can derail a cash deal.
