As a Seller, you can impact the sale of your home during the home buying process in a positive way!
Be Careful About Negotiations. There are many good ways to negotiate . . . there are also poor ones. I have had many classes on and am certified in negotiation. You need to sit down with your real estate agent early in the process and determine your absolute bottom line selling price and anything you are or are not willing to talk with a potential buyer about.
Be Careful About When You Sell. You may already know that selling during the winter months will often get you a lower price for your home, especially if you have a steep driveway. Selling your home in the Summer is a good time of year if you have an inground pool. There are ideal times to list and sell your home.
Be Careful about Buyer Qualifications. A huge time waste that home sellers sometimes experience is trying to work with unqualified buyers. Wil your real estate agent should have a great process for pre-approvals and proof of funds, be sure you are in the know about who is has written an offer before you sign it.
Be Careful about delays. Any number of things can derail your home sale. It’s super important that you don’t make impulsive decisions that could set you back several weeks. There are often delays that can’t be avoided, and are not caused by the Seller, so when in doubt ask your Realtor.
