So you know I have helped over 900 families in Ohio and Arizona since 1978 and published two books on real estate, one is titled MYTHS AND REALITIES OF REAL ESTATE SALES. I only say this to what I am conveying here has some experience behind it.
I do not want you to have a bad experience. 20% of agents sell 80% of homes, which means 80% of agents sell 20% of homes. Now you could get a great agent who only is selling 20% of homes because they are new, or just does not work at it full time. In my first six months, I sold 12 homes. So I was new yet doing quite well.
Just because you know them, does not mean they are the best agent for the job.
My suggestions:
1 Interview at least two or three agents. have a list of six or more questions to ask. One key question should be directed toward communications. How often will they be talking with you, I do not mean emailing or texting.
2 Why should you choose them over the other 5,000 or 50,000 agents in your city? This is a powerful question, watch their reaction closely when you ask this question. Do they make eye contact with you and convey confidence.
3 What commission do they charge? And I am not asking the commission to reduce their commission just to list their home, I feel that is rude and ignorant to ask an agent to reduce their commission. If you were in their position and I asked you to reduce your commission how would you feel?
4 Ask for two things they will do that they feel most other agents will not do.
When you get answers to these questions and you are comfortable with them, you have the right agent.
